Cebu IT Park Boutique Airbnb management

Your property, elevated into a destination.

You own the condo. We set it up, list it, and run it. Guests, housekeeping, pricing, calendar, and a monthly report you can actually read.

Tell us the building and the unit type. We'll tell you straight if short-term rental is the right move for it.

Thoughtfully operated

Transparently managed

The situation

Your unit is sitting there.

Maybe it's empty. Maybe it's bare, and furnishing it keeps sliding down the list. Maybe it's on a flat lease that made sense three years ago.

Or maybe you're already hosting, and it's turned into a second job. Messages at midnight. A cleaner who cancels on a Sunday. A calendar you keep meaning to adjust.

Doing it properly means design decisions, furniture runs, a photoshoot, a listing that reads well, and someone answering guests every single day.

That's the part we do.

What we do

We treat your property like a hospitality brand,
not just a listing.

01

Property Setup

We inspect the unit, set the design direction, guide the furniture buying, style the space, photograph it, and build the listing.

02

Full-Service Co-Hosting

We run it day to day. Guest communication, check-in support, calendar, pricing, occupancy, housekeeping, turnovers, supplies, inventory, and maintenance coordination.

03

Owner Partnership

You keep visibility into income, calendar, and operations. A monthly report, purchasing coordination, and a person who answers.

Why us

Beautifully presented. Thoughtfully operated. Transparently managed.

The work

Most of it happens when nobody's looking.

Styling day. Linen prep. The restock run. The turnover between a checkout at 12 and a check-in at 3.

A framed painting above a round timber table set with dark ceramics and rattan chairs, in a Siempre Stays studio.
StylingThe details that decide how a room photographs. Art, ceramics, the height of a table against a window.
A made bed beside a workspace and full-height window in a Siempre Stays studio, reset for the next guest.
TurnoverCheckout at 12 noon. The next guest arrives at 3pm. In between, the unit goes back to looking the way it does in the photos.
A compact kitchenette in a Siempre Stays studio, with plants, dark ceramics and a rattan chair.
SetupFurniture shopping alongside the owner so the pieces work together. Appliances, linens, the things a guest only notices when they're missing.
The infinity pool on the amenity deck at 38 Park Avenue, looking out over the Cebu skyline.

Cebu IT Park, from the inside.

Two buildings, three towers, six studios. Five minutes from Ayala Central Bloc, and close enough to the offices that long-stay guests keep coming back.

From bare unit to hospitality product

What actually changes.

A condo and a stay are not the same thing. One is square metres. The other is a room someone chooses over every other room in Cebu.

Before

Photograph needed A bare unit before setup, shot wide from the doorway. Must match the "after" frame from the same position.

Empty, bare, or furnished by someone who was never going to live there.

After

A finished Siempre Stays studio: a bed beside a full-height window, a timber room divider, rattan seating and a patterned rug.

A room with a name, a point of view, and a reason to be chosen.

The portfolio

Six spaces. Different personalities.
One standard.

Each one is built around an original painting, and keeps its own name and design character. All six are live on Airbnb right now, so you don't have to take our word for any of it.

How it runs

From first message to live unit.

You tell us about the unit, we come and look at it, we tell you what it needs, you approve and fund the setup, we get it live, then we run it.

  1. First message

You message us. We ask for the building and location, the unit type and size, whether it's furnished, what's already in it, and what you're hoping to get out of the property. We explain how management works. If it looks like a fit, we arrange a walkthrough.

  2. Walkthrough

We visit the unit. Condition, layout, natural light, what's already there, what needs buying or improving, and how it could work as a short-term rental. Hands-on, not a sales meeting.

  3. Recommendations and terms

What should happen before launch: furniture, styling, appliances, linens, supplies, photography. You get our recommendations along with the management terms and fee.

  4. Agreement

A management agreement formalises the partnership.

  5. Setup and onboarding

You fund the major purchases. We coordinate: furniture shopping alongside you so the pieces work together, styling direction, listing preparation, photography, marketing, and operational setup.

  6. Live and managed

We take over the day to day. Guests, pricing, calendar, housekeeping, supplies, check-in, maintenance coordination, monthly reporting.

How long it takes depends on the unit. A furnished, move-in-ready condo goes live much faster than a bare one. We won't quote you a number we can't hit.

You provide

  • The property
  • Major furniture, fixtures, appliances
  • WiFi, utilities, condo requirements
  • Payment for purchases, direct to suppliers

We handle

  • Setup coordination
  • Design and styling direction
  • Listing preparation
  • Photography and marketing coordination
  • Guest communication and check-in support
  • Pricing and calendar management
  • Housekeeping coordination and turnovers
  • Supplies and inventory
  • Ongoing management and monthly reporting

Book a walkthrough

Before anything else, we come and look at it.

The walkthrough is where we find out whether your unit belongs on Airbnb at all. It happens before you spend anything, and before either of us commits to the other.

Free, and no obligation

What we look at

  • Condition and layout
  • Natural light
  • Existing furniture, fixtures and appliances
  • What needs buying or improving
  • How it would work as a short-term rental
  • How it could fit the Siempre Stays look

What to tell us first

  • The building and location
  • Unit type and size
  • Furnished or unfurnished
  • What furniture and appliances are already there
  • What you're hoping to get out of the property

Tell us about the unit

It's a visit, not a sales meeting. You'll get our recommendations on what the unit needs before you're asked to spend anything, and a straight answer if we think a long lease suits it better.

Or message us directly on Viber, WhatsApp or Messenger.

We'll come back to you on the number you give us. How soon we can visit depends on where the unit is and what week you're in.

What it costs

We're not the cheapest option in Cebu.

We're not trying to be. Here's what you're actually paying for, and what you're not.

The management fee covers

  • Guest communication
  • Check-in support
  • Calendar management
  • Pricing and occupancy management
  • Housekeeping coordination and turnovers
  • Supplies and inventory management
  • Maintenance coordination
  • Listing management and marketing
  • Monthly reporting

Billed separately, at cost

  • Furniture and setup purchases, paid by you directly to suppliers
  • Utilities and association dues
  • Internet
  • Permits and registrations
  • Consumables and restocking
  • Repairs and replacements

Platform commissions are deducted by the booking platform before payout, so they never pass through us.

We'll give you the fee once we've seen the unit. It depends on the property and what it needs, and quoting it blind would be guessing.

Fair questions

The three things owners actually ask.

"I don't want to spend on furniture first."

Understandable. It's the cheque written before anything comes back that makes this hard, not the fee.

The walkthrough is free and carries no obligation. You pay suppliers directly, with no markup from us. Our recommendations come before you spend anything. And if the unit isn't worth setting up, we'll tell you that instead.

"How do I know what's really happening in my unit?"

The listing can run under the Siempre Stays account with you added as co-host, so you see the calendar, the bookings, and the guest messages yourself.

Housekeeping is our in-house team, not subcontracted. Every month you get a report covering income, platform commissions, cleaning and supplies, maintenance, our fee, and your net.

"Isn't long-term rental simpler?"

Yes. It's less work and less upside. Short-term is more of both.

We do the work either way, so we've got no reason to push you. If your unit is better off on a long lease, we'll say so.

An original painting hanging in Estudio La Vida, above a round table and a plant, with the studio's seating to one side.

Estudio La VidaThe painting comes first. The room is built around it.

Who you're dealing with

The paintings are ours. So is the concept.

Every Siempre Stays property is built around an original painting by our founder, Antonette Loon. That's why each unit has a concept rather than a colour scheme.

A SoHo art loft in Basca. Mountains in Serra. Coastal light in Araya. The art goes up first, and the furniture, the textiles and the styling answer to it. It is not a look anyone can copy off a supplier's catalogue, because it does not come from one.

The same hands do the rest. Siempre Stays is small and hands-on: the people who choose the furniture also brief the photographer, answer the guest at 11pm, and check the room before the next one arrives. Nothing gets handed down a chain until nobody is responsible for it. When something goes wrong in your unit, there is a person to ask, and they have been in the room.

Photograph still needed here — Antonette painting, or at work in a unit. Portrait, 3:4.
